Smarthomesellers.ca is so confident you will be pleased with its level of expertise and Real Estate services, that it offers a RELEASE in the event you are not satisfied with our service – for whatever reason. This means you are not “locked” into a listing agreement, nor are you obligated to continue with Smarthomesellers.ca
Q1. Can I post my own listing on MLS® or realtor.ca?
The Canadian Real Estate Association (CREA) allows only licensed REALTORS® to post listings on MLS®.
Q2. What if I am not in the Lower Mainland? Can I still use your services to list my property for sale?
We offer our services to anyone interested in buying property or selling property in British Columbia.
Q3. What if a buyer’s agent contacts me and I receive an offer on my property from them, how is the buyer’s agent commission determined?
The property seller determines this amount during the listing process, if you are approached by a REALTOR® representing the buyer and you sell your home, you will be obliged to pay the commission that you had pre-determined on your MLS® listing agreement. We will assist you in deciding the best amount to increase your selling probability.
Q4. What kind of advertising do you offer?
The internet is the strongest medium to advertise your property for sale. Your property will be advertised on many different websites including the MLS® and realtor.ca , smarthomesellers.ca, Craigslist, Kijiji, Facebook, Twitter, Youtube and various real estate blogs.
Q5. What`s the different between Smarthomesellers and a traditional Real Estate Broker / Agent?
The difference is you choose the level of service you want from a Realtor. For a fraction of traditional fees, we put your property on MLS® and realtor.ca, provide you with a “For Sale” sign (your option), arrange professional photo & virtual tours (your option), manage all appointments and provide complete closing services to ensure a smooth, accurate and efficient process.
Q6. Do you do open houses?
We offer open houses for the GOLD Package.
Q7. Do you offer any alternative payment options?
Yes. We also accept certified bank draft mailed to our proper mailing address. Remember to include your email address, phone number and property address with your payment.
Q8. Who decides the list price?
We will provide you with a current market analysis and suggest a price. Ultimately, the listing price will be determined by you.
Q9. Can I cancel the agreement at anytime?
Yes, you can cancel at anytime.
Q10. Can I upgrade midcourse?
You can upgrade to a different Real Estate listing package at anytime.
Q11. Will you be available to answer all of my questions during each and every step of the way?
